Adding a Second Story to a House in SW Colorado
Full and partial 2nd story additions for homes in Pagosa Springs, Durango, and across Archuleta and La Plata counties. Structural engineering for mountain snow loads, seamless roof integration, and turnkey project management from feasibility study to final walkthrough.
Vertical Expansion: Building a Second Floor in Southwest Colorado
When your lot won't give you more ground to build on — and in mountain communities like Pagosa Springs and Durango, that's often the case — building up is the answer. Adding a second story to a house doubles your living space without expanding your footprint, preserving your yard, your views, and your property's relationship with the land.
But putting a second story on a house in Southwest Colorado isn't the same as doing it along the Front Range. At 7,000 feet and above, your new second floor needs to handle snow loads that can exceed 80 pounds per square foot, resist sustained mountain winds, and integrate with foundations that were originally designed for a single-story structure. That's why every 2nd story addition we take on starts with a full structural feasibility assessment — examining your existing foundation, soil conditions, and load-bearing framework before we draw a single line.
We've completed second story additions on ranch homes in the Pagosa Lakes area, mid-century cabins near downtown Durango, and rural properties throughout Archuleta and La Plata counties. Each project required a different structural approach, but they all share the same standard: engineered to handle the real conditions at your specific site, not generic assumptions from a code book.
Foundation Feasibility Assessment
Comprehensive evaluation of your existing footings, load-bearing walls, and soil conditions across Archuleta and La Plata counties to determine what structural upgrades your home needs before building up.
Snow Load & Wind Engineering
Specialized structural engineering for high-altitude snow loads and mountain wind exposure, with stamped plans from licensed engineers who know Southwest Colorado conditions.
Architectural Integration
Your second floor will look like it was always part of the home — matching existing rooflines, siding materials, and architectural character whether your home is mountain modern, log, or traditional.
Turnkey Roof & Structural Management
Complete management of roof removal, temporary weather protection, structural reinforcement, and new framing — coordinated as a single seamless operation to minimize exposure time.
Master Suite Additions
Build a spacious primary bedroom, walk-in closet, and en-suite bathroom above an existing wing — creating the private retreat you need without disrupting the main living areas below.
Multi-Generational Living Spaces
Second-floor guest suites, in-law quarters, or independent living units with separate entries — a growing need for families in the Pagosa Springs and Durango communities.
Vertical HVAC Integration
High-performance heating and cooling systems designed for two-story temperature regulation at altitude, including zoned systems that keep both floors comfortable through mountain winters.
Partial 2nd Story Additions & Master Suite Expansions
You don't always need a full second floor. A partial 2nd story addition lets you add exactly the square footage you need — a master suite over the garage, two bedrooms above a single-story wing, or a home office loft with mountain views — without the cost and complexity of a complete vertical expansion.
Partial additions are particularly popular with homeowners in Pagosa Springs and Durango who love their home's location and layout but need more space. By building a second floor over just one section of the house, you preserve the existing roofline and character of the home while gaining the rooms that matter most. The key is the roof tie-in — where new construction meets existing structure — and that junction demands experienced craftsmanship to get weatherproofing, structural connections, and aesthetics right.
Whether you're considering a full second story or a targeted partial addition, the conversation starts the same way: with a structural assessment of what your home can support. From there, we design a plan that gives you the space you need while working within your budget. See how our approach compares to ground-level expansion with our home addition services.

How We Build a Second Floor on Your Existing Home
Adding a second story is one of the most complex renovation projects a homeowner can undertake. Our proven process keeps your project on track, on budget, and structurally sound from foundation to ridge.
Structural Feasibility Study
We assess your existing foundation, load-bearing walls, and soil conditions to determine exactly what reinforcements are needed before any design work begins. No surprises once construction starts.
Engineering & Design
Licensed structural engineers produce stamped plans specific to your home's conditions and your site's snow loads. Architectural design ensures the new second floor integrates with your home's existing character.
Permitting & Preparation
We handle full permitting through La Plata or Archuleta County, including zoning review, height restriction compliance, and utility coordination. You don't chase paperwork — we do.
Roof Removal & Reinforcement
Temporary roofing protects your first floor while we remove the existing roof, reinforce the structure with steel beams or sister joists, and prepare the platform for new framing.
Second Floor Framing
New walls, engineered trusses, and roofing go up with the goal of getting your home dried in as fast as possible. Every connection is built for mountain wind and snow load requirements.
Interior Finish & Integration
Mechanical systems, insulation, drywall, flooring, and finishes complete the space. Stairway integration, HVAC zoning, and electrical upgrades tie the new second floor seamlessly into your existing home.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Second Story Addition FAQ
Answers to the questions we hear most from homeowners considering adding a second story in Pagosa Springs, Durango, and across Southwest Colorado.
Frequently Asked Questions
Can my house support a second story?
That depends on three things: your foundation type, soil conditions, and the existing framing. We start every 2nd story addition project in Archuleta and La Plata counties with a structural feasibility assessment — examining your footings, load-bearing walls, and foundation condition. Many homes in Pagosa Springs and Durango were built on reinforced concrete foundations that can handle additional loads with targeted upgrades like sister joists or steel beam reinforcement. Homes on older pier foundations may need more extensive work. We'll give you an honest assessment before you commit to anything.
What is the cost to add a second story in Durango?
A full second story addition in the Durango area typically runs between $200 and $350 per square foot, depending on the structural upgrades your existing home needs. That includes engineering fees, temporary roofing during construction, structural reinforcement, and full interior finish-out. Material costs in Southwest Colorado run higher than the Front Range due to freight logistics, and mountain-specific engineering requirements add complexity. We provide detailed, itemized estimates after our structural feasibility study so you understand every line item before construction begins.
How long does a second story addition take?
Most second story additions in La Plata and Archuleta counties take between five and eight months from permit approval to move-in. Permitting with the county typically runs four to six weeks. The structural phase — removing the existing roof, reinforcing the first floor, and framing the second level — takes about six to eight weeks. After that, mechanical rough-ins, insulation, drywall, and finish work fill the remaining timeline. We sequence the work to minimize the time your home is open to weather, using temporary roofing systems to protect your first floor throughout the process.
Do I have to move out during construction?
In most cases, yes — at least during the roof removal and structural framing phase, which typically lasts six to eight weeks. Once we remove your existing roof to build the second floor, your home is temporarily exposed to weather despite our protective measures. Safety is the primary concern: heavy equipment overhead, open floor structures, and construction debris make it impractical for families to remain in the home. We install temporary roofing and dust containment barriers as quickly as possible. Some clients choose to move back in once the second story is dried in and only the interior finish work remains.
How do you handle snow loads on a new second floor?
Every second story we build in Southwest Colorado is engineered for the specific snow loads at your property's elevation. Homes in the Pagosa Springs area can see ground snow loads exceeding 80 pounds per square foot, while sites at higher elevations in Archuleta County can exceed 100. We use engineered trusses with reinforced connections, specific roof pitching to manage snow shedding, and cold-roof ventilation details to prevent ice dams. All of our structural designs meet or exceed current Colorado building codes and are stamped by a licensed structural engineer.
Is a partial second story cheaper than a full one?
Not always proportionally. A partial 2nd story addition still requires the same mobilization, temporary roofing, and structural assessment as a full second floor. The roof tie-in where new construction meets existing roofline is actually one of the most complex parts of the project — getting weatherproofing, flashing, and structural connections right at that junction takes real craftsmanship. Per square foot, a partial addition often costs 10–20% more than a full second story because you're spreading the fixed structural overhead across less floor area. That said, a partial addition can still be the smarter choice when you only need a master suite or a couple of bedrooms above an existing wing.
Will a second story addition increase my property value?
In the Pagosa Springs and Durango markets, adding a second story typically returns 60–80% of the investment in increased home value — and often more when it transforms a small mountain home into a competitive listing with modern square footage and mountain views. The real estate market in Southwest Colorado values livable space, and putting a second story on a house doubles your footprint without expanding your lot coverage. Buyers in this market especially value second-floor primary suites with views and homes that offer multi-generational living configurations.
What permits are needed for vertical expansion?
In both La Plata and Archuleta counties, adding a second story requires a building permit that covers structural, electrical, plumbing, and mechanical work. You'll need stamped structural engineering plans and an architectural site plan showing the new height relative to zoning setbacks and height restrictions. Some areas have 35-foot height limits that affect your design options. We handle the full permitting process, including utility inspections and any HOA architectural review submissions, so you're not chasing paperwork between county offices.
