Custom Home Builders in Bayfield CO: Timber Frame & Additions
Positive Design Build brings timber frame craftsmanship, custom additions, and full-service renovations to Bayfield and the Pine River Valley — built for Colorado mountain living.
Timber Frame & Post and Beam Construction in Bayfield
Bayfield sits in the Pine River Valley where the landscape calls for homes that belong here — not subdivisions transplanted from the Front Range. Timber frame and post and beam construction delivers the authentic mountain character that fits this valley, with structural performance engineered for heavy snow loads and the temperature swings of Southwest Colorado.
Traditional Timber Craftsmanship
Our timber frame house construction in Bayfield combines traditional mortise-and-tenon joinery with modern structural engineering. The result is a frame that's both a load-bearing structure and a work of craft — exposed beams and trusses that become the defining architectural feature of your home. Every joint is precision-cut and hand-fitted, creating the authentic lodge-style living that draws people to the Pine River Valley.
Heavy Timber Sourcing
We source heavy timbers from regional suppliers who understand Colorado mountain construction. Douglas fir and reclaimed timber are the most popular choices for Bayfield builds — both deliver the warmth and character of real wood while meeting the structural demands of our snow loads. Local sourcing keeps material transport costs down and ensures the timbers are suited to our climate and humidity levels.
Structural Design Elements
In timber frame and post and beam construction, the structure is the design. Exposed king post trusses, hammer beams, and curved braces serve as both structural support and interior focal points. We work with you to select joinery styles and timber profiles that match your vision — from rustic hand-hewn textures to clean, contemporary mill finishes that let the wood grain speak for itself.
As custom home builders in Bayfield CO with over eight years of experience in Southwest Colorado, we've built timber frame homes throughout the Pine River Valley and into the surrounding hills. Post and beam construction in Bayfield is especially well-suited for homeowners who want the exposed timber aesthetic at a more accessible price point — the metal connector system speeds up the build without sacrificing the visual impact. Whether you're planning a full timber frame or a hybrid structure that combines conventional framing with feature timber elements, our team designs and builds the entire project under one roof. Bayfield Home Additions & Major Renovations
Many Bayfield homes were built decades ago when families were smaller and expectations were different. If your home in the Pine River Valley doesn't fit your life anymore, tearing it down and starting over isn't the only option — and often isn't the best one. A well-designed addition or structural renovation can transform what you have into what you need, at a fraction of the cost and timeline of a new build.
Master suite additions are our most-requested project in Bayfield — adding a primary bedroom with a luxury bathroom, walk-in closet, and private outdoor access. Second-story additions are another way to double your living space without expanding your footprint, which matters on smaller town lots where setbacks limit outward growth. We handle the structural engineering, architectural design, and construction so the new space feels like it was always part of the original home.
For older homes in the Pine River Valley that need more than a cosmetic refresh, we do full structural remodels — opening up floor plans, replacing outdated mechanical systems, reinforcing foundations, and upgrading insulation to modern standards. The goal is a home that performs like new construction while keeping the character and location you chose Bayfield for. See what's possible with a free renovation consultation.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Home Building & Renovation FAQ for Bayfield CO
Answers to the questions we hear most from homeowners planning custom builds, additions, and renovations in Bayfield and the Pine River Valley.
Frequently Asked Questions
What is the typical Bayfield garage addition cost?
Garage additions in Bayfield typically range quite a bit depending on whether you're building attached or detached. A detached garage with a standard two-car footprint runs less than an attached structure because you avoid tying into the existing roofline and foundation — but you add cost for a separate slab, electrical run, and potentially a covered walkway. If you want workshop space or oversized bays for trucks and trailers (common on Pine River Valley properties), plan for additional square footage and upgraded electrical. Site prep is the wildcard — rural Bayfield lots often need grading and drainage work before the slab goes down. We provide detailed estimates after a site visit so you know exactly what your specific lot requires.
How do I plan a master suite addition in Bayfield?
Start with your wish list — walk-in closet, soaking tub, dual vanities — and then we assess what your existing home can support structurally. In Bayfield, permitting depends on whether your property falls within town limits or La Plata County jurisdiction, which affects setback requirements and review timelines. Town of Bayfield permits typically process faster than county applications. Most master suite additions in the Pine River Valley take 3 to 5 months from permit to completion, depending on complexity. We handle the full design and permitting process so you're not navigating the zoning office on your own.
Are there specific Bayfield mountain home plans you recommend?
We don't sell stock plans — every home we build in Bayfield is custom designed for its specific lot and owner. That said, ranch-style layouts and single-story cabin designs are popular in the Pine River Valley because they work well on the terrain and suit the rural character of the area. Many of our Bayfield clients prioritize outdoor living spaces — covered decks, screened porches, and patios that take advantage of the valley views and milder microclimate compared to higher elevations. We can customize any plan concept to meet La Plata County building codes and your specific site conditions.
What is the difference between timber frame and post and beam?
Both use exposed heavy timbers as structural and design elements, but the joinery is different. Traditional timber framing uses mortise-and-tenon joints secured with wooden pegs — no metal fasteners in the frame itself. It's a craft-intensive approach that produces a distinctive, handcrafted look. Post and beam construction uses metal brackets, bolts, and connectors to join the timbers, which is faster to erect and generally less expensive. Both perform well under Bayfield's heavy snow loads. The choice often comes down to aesthetics and budget — timber frame has a warmer, more artisanal character, while post and beam delivers a similar mountain feel at a lower price point.
How much does it cost to build a house in Bayfield?
Custom home construction in Bayfield generally costs less per square foot than Durango proper, though the gap has narrowed as more people discover the Pine River Valley. Land is typically more affordable and available in larger parcels, which offsets some building costs. However, rural lots outside town often require well drilling, septic system installation, and longer utility runs — all of which add to the total project cost. We provide transparent cost breakdowns during the design phase so there are no surprises. For a realistic estimate tailored to your lot and floor plan, <a href='/contact-us'>schedule a consultation</a> with our team.
Do you handle site planning for rural Bayfield lots?
Absolutely — site planning is one of the most critical steps for rural Bayfield properties. We coordinate well drilling, septic system design and perc testing, and utility connections as part of our design-build service. Driveway access and fire department turnaround requirements are important considerations on larger parcels, especially those accessed by unpaved roads. We analyze the topography of your lot to determine optimal home placement for views, solar exposure, drainage, and snow management. Getting these decisions right upfront saves significant money and headaches during construction.
Can I add a second story to my existing Bayfield home?
It's possible, but the first step is a thorough structural assessment. Many older Bayfield homes were built on foundations designed for a single story, so adding a second floor requires verifying that the foundation and framing can handle the additional load — and reinforcing them if they can't. We also evaluate roof structure, mechanical systems, and stairway placement to ensure the addition feels intentional rather than bolted on. During construction, you'll likely need to make living arrangements elsewhere for 2 to 4 months depending on scope. The result, though, can dramatically increase your home's value and livable space without requiring a larger lot.
Is sustainable building possible in Bayfield?
Bayfield is actually a strong location for sustainable construction. Local timber sourcing keeps material miles low, and the Pine River Valley's solar exposure makes passive solar design and rooftop panels highly effective. We build with high-performance insulation systems, triple-pane windows, and airtight construction techniques that slash heating costs through Bayfield's cold winters. Many of our clients pair energy-efficient building envelopes with solar readiness so they can add panels when budget allows. Sustainable building in Bayfield isn't a luxury add-on — it's a practical approach that reduces long-term operating costs in a climate where heating is your biggest household expense.
