Terrain Expertise

Engineering for Rugged Terrain and Sloped Lots

Most builders in Southwest Colorado learn to work with flat pads and gentle grades. We specialize in the lots other contractors walk away from — steep mountain grades in Archuleta County, rocky ridgelines above Pagosa Springs, and heavily wooded slopes outside Durango where the terrain defines the home as much as the architecture does.

Building on a sloped lot demands foundation systems engineered for the specific conditions underfoot. We work with geotechnical engineers to analyze soil composition, bedrock depth, and drainage patterns before designing pier-and-grade-beam foundations, stepped footings, or full walkout basement systems. The right foundation approach means your down slope house plans gain livable square footage instead of wasting budget fighting the grade.

Every mountain lot has an ideal building orientation. We position homes to capture passive solar gain through Southwest Colorado's 300+ days of sunshine while framing views of the San Juan peaks. Strategic site placement also manages snowmelt drainage, prevailing wind exposure, and wildfire defensible space — factors that flat-land builders never have to consider.

Specialized Foundation Systems

Engineered pier-and-beam, stepped footings, and deep foundation systems designed for steep mountain grades, unstable soils, and variable bedrock across Archuleta and La Plata counties.

Hillside Walkout Basements

Our hillside walkout basement house plans turn vertical lots into an advantage — gaining a full daylight level with ground-level access, natural light, and dramatic mountain views.

Solar Orientation & Views

Strategic home positioning to maximize passive solar heating, frame mountain views, and optimize snow management on your specific lot in Pagosa Springs or Durango.

Drainage & Retaining Systems

Advanced retaining wall construction and engineered drainage solutions that manage high-altitude runoff, snowmelt, and erosion on steep mountain properties.

Snow Load Engineering

Structural roof systems engineered for ground snow loads exceeding 100 lbs/sq ft using heavy-duty trusses, reinforced connections, and elevation-specific calculations for your exact building site.

Cold-Roof Design

Advanced ventilation channels and thermal bridging solutions that prevent ice dams by keeping roof surfaces cold and uniform — the proven approach for mountain homes above 7,000 feet.

Wildfire-Resistant Construction

Class A fire-rated roofing, ignition-resistant siding, and tempered glazing systems that meet Wildland-Urban Interface codes required across Archuleta and La Plata counties.

Year-Round Construction Logistics

Proven cold-weather building protocols including material staging, access road maintenance, and phase sequencing that keep mountain projects moving through Southwest Colorado winters.

High-Altitude Building

High-Altitude Construction and Snow Load Engineering

At 7,000 to 9,000 feet, the mountains around Pagosa Springs and Durango impose structural demands that standard residential construction simply can't handle. We engineer every mountain home for the real-world forces at your specific elevation — not generic building codes written for lower altitudes.

Snow load engineering is where mountain home builders earn their reputation. Some sites in Archuleta County see ground snow loads exceeding 100 pounds per square foot, which requires heavy-duty engineered trusses, reinforced rafter connections, and specific roof pitching to shed snow safely. Our cold-roof designs use advanced ventilation channels above the insulation layer to prevent the freeze-thaw cycling that causes ice dams — a leading cause of roof damage and interior water intrusion in mountain homes.

Living in the Wildland-Urban Interface means wildfire resistance isn't optional. We build with ignition-resistant materials from the ground up and integrate defensible space planning into every site design. Combined with our winter construction logistics — staging materials before access roads become difficult, sequencing concrete work before deep freeze — we keep mountain projects on schedule year-round. Explore our approach to timber frame construction for another proven mountain building system.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Mountain Home Building FAQ

Answers to the questions we hear most from homeowners planning mountain builds in Pagosa Springs, Durango, and across Southwest Colorado.

FAQ

Frequently Asked Questions

What does building on a sloped lot cost in Colorado?

Building on a sloped lot in Southwest Colorado typically adds 15–30% to your foundation and excavation costs compared to a flat site. Steep grades in places like Archuleta County require engineered retaining walls, deeper footings, and specialized excavation equipment to handle unstable soils and rock. However, that investment unlocks real value — sloped lot house plans give you walkout basements with full daylight, dramatic views you'd never get on a flat parcel, and multi-level living that works with the terrain instead of fighting it. We walk every lot with our clients before design begins so you know exactly what the site will demand.

How do you handle mountain home snow load engineering?

Every mountain home we build in Pagosa Springs and Durango starts with structural calculations specific to your lot's elevation and exposure. Higher elevations in Archuleta County can see ground snow loads exceeding 100 pounds per square foot, which demands heavy-duty engineered trusses and specific roof pitching. We design cold-roof assemblies with advanced venting and insulation to prevent ice damming — a critical issue when you're dealing with freeze-thaw cycles at 7,000+ feet. Our engineers reference local snow load data and building codes to ensure your roof system is built for the worst-case scenario, not just the average year.

What are modern mountain house plans?

Modern mountain house plans blend contemporary design with the rugged character of Southwest Colorado. Think large window walls that frame San Juan Mountain views and flood interiors with natural light, open floor plans centered around great rooms with cathedral ceilings, and a mix of natural materials — cedar siding, native stone, and structural steel accents. At Positive Design Build, our modern mountain designs also prioritize energy performance with high-performance glazing and passive solar orientation, so your home looks striking and performs efficiently through Pagosa Springs winters.

Is it harder to build in Pagosa Springs than Durango?

Each area has distinct challenges. Pagosa Springs lots in Archuleta County generally sit at higher elevations with heavier snow loads and may involve geothermal considerations near the hot springs. Durango properties in La Plata County can come with stricter municipal zoning, historic district requirements, and more complex permitting processes. Both demand mountain home builders who understand the specific soil conditions, access logistics, and code requirements. We've built across both communities for over eight years and know what each jurisdiction expects.

Can I build a home in the winter in Southwest Colorado?

Yes, and we do it regularly. The key is sequencing. Foundation and concrete work ideally wraps up before deep freeze sets in — typically by late November. Once the structure is dried in, interior framing, mechanical, electrical, and finish work continue through the winter months regardless of outside conditions. We plan access logistics carefully for remote mountain lots, including snowplowing schedules and material staging. Winter building actually helps us keep projects moving year-round instead of losing four months to seasonal shutdowns.

How do you ensure a mountain home is fire-resistant?

Wildfire resistance starts with material selection and site design. We build with ignition-resistant siding, Class A fire-rated roofing, and tempered or dual-pane windows that meet Wildland-Urban Interface (WUI) codes required across much of Archuleta and La Plata counties. Beyond the structure, we work with our clients on defensible space planning — creating fuel breaks, selecting fire-resistant landscaping, and positioning the home to minimize exposure. Every mountain home we build in Pagosa Springs and Durango meets or exceeds local WUI compliance standards.

What is a hillside walkout basement?

A hillside walkout basement takes advantage of your sloped lot by placing one side of the basement at ground level with full-size doors and windows opening to the outside. The uphill side is buried into the slope like a traditional basement. This design gives you a full additional living level — often used for guest suites, home offices, or recreation rooms — with natural light and direct outdoor access. For mountain terrain around Pagosa Springs and Durango, walkout basements are one of the smartest ways to maximize square footage without expanding your building footprint.

How do you choose a lot for a mountain home?

We evaluate three things on every lot walk: buildability, livability, and long-term costs. Buildability means checking soil stability, slope grade, and rock depth. Livability covers sun exposure for passive heating and snow melt, prevailing wind protection, and view orientation. Long-term costs include access road maintenance, utility run distances, and whether the lot requires a well and septic versus municipal services. We offer free lot walks throughout Pagosa Springs, Durango, and Bayfield so you can make a confident decision before purchasing.
