Master Suite & Room Additions

Seamless Home Additions for Growing Mountain Lifestyles

When your mountain home no longer fits the way you live, a well-designed addition changes everything — without giving up the property, the views, or the neighborhood you chose in the first place. As home addition contractors who've worked across Pagosa Springs and Durango for over eight years, we specialize in expansions that look and feel like they were always part of the original home.

Master suite additions are our most requested project. We design primary bedroom expansions with spa-inspired bathrooms featuring heated tile floors, walk-in showers with bench seating, soaking tubs, and walk-in closets sized for real life — not just staging photos. Every master suite addition we build integrates structurally with your existing home, matching rooflines, exterior finishes, and interior trim profiles so the new space flows naturally from the old.

The challenge most home addition contractors underestimate in Southwest Colorado is matching aged exterior finishes. A 15-year-old stained cedar home or a house with weathered stone veneer requires careful material sourcing and finishing techniques to blend new construction with existing surfaces. We've developed relationships with local suppliers and finishing specialists who help us achieve seamless transitions on homes throughout Archuleta and La Plata counties. From initial site planning and structural engineering through final interior trim, we manage the entire process so you have a single point of accountability.

Luxury primary bedroom expansions with spa-like baths, heated floors, walk-in closets, and seamless architectural integration with your existing mountain home.

Exterior Finish Matching

Expert sourcing and finishing techniques to blend new siding, stone, and roofing with aged exterior materials on older Pagosa Springs and Durango homes.

Complex Roofline Integration

Structural engineering for tying new roof systems into existing complex rooflines — matching pitch angles, fascia details, and snow-load requirements.

Full-Service Project Management

Single point of accountability from site planning, permitting, and engineering through framing, mechanical, and final interior finishes on every room addition.

Custom Garage Additions

Oversized garage additions designed for full-size trucks, ATVs, snowmobiles, and gear storage — with proper foundations engineered for Southwest Colorado's 48-inch frost depth.

Mudroom Additions

Durable, functional mudroom additions with heated floors, built-in storage, and heavy-duty finishes that manage six months of snow, mud, and outdoor gear.

Snow-Load Engineering

Every addition engineered for heavy snow loads with reinforced roof systems, proper pitch angles, and cold-roof ventilation to prevent ice damming at altitude.

Energy-Efficient Envelopes

High-performance insulation, air sealing, and window packages included in all additions — keeping heating costs manageable through Pagosa Springs winters.

Garages, Mudrooms & More

Functional Expansions: Garages, Mudrooms, and More

Mountain living in Southwest Colorado demands functional spaces that most home plans don't include — or don't include at the scale you actually need. A garage addition to house your full-size truck, trailer, and a winter's worth of gear changes your daily life. A proper mudroom addition turns the daily boot-and-coat routine from a mess into a system.

Our garage additions are designed for how people actually live in Pagosa Springs and Durango — not suburban standards. That means deeper bays for long-bed trucks, higher ceilings for roof-mounted storage, and dedicated zones for skis, bikes, and fishing equipment. We engineer every garage addition for the heavy snow loads this region demands, with reinforced roof trusses and proper drainage away from your existing foundation.

Structural engineering is non-negotiable on any addition in Southwest Colorado. Snow loads, frost depth (48 inches minimum locally), and soil conditions vary significantly from lot to lot, even within the same neighborhood. Every expansion project includes energy-efficient envelope upgrades — high-performance insulation, quality windows, and proper air sealing — so the new space doesn't become a cold spot or energy drain. Consider pairing your addition with a whole-home remodel to update existing spaces alongside the new construction.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Home Addition FAQ

Answers to the questions we hear most from homeowners planning additions in Pagosa Springs, Durango, and across Southwest Colorado.

FAQ

Frequently Asked Questions

How much does a 20x20 room addition cost in Colorado?

A 20x20 room addition in Southwest Colorado typically runs $150–$300 per square foot, putting a 400-square-foot addition in the $60,000–$120,000 range. The biggest cost variables are foundation complexity — slab-on-grade is the most affordable, while a full basement addition on sloped terrain costs considerably more — and roof integration, especially when tying into existing complex rooflines common on Pagosa Springs and Durango mountain homes. Finish level has a major impact too: a basic bedroom addition with standard finishes lands on the lower end, while a master suite addition with heated floors, custom tile, and spa fixtures pushes toward the higher range. We provide detailed, line-item estimates after an on-site evaluation so there are no surprises.

Will a home addition increase my property value?

In the Durango and Pagosa Springs real estate markets, well-designed home additions consistently deliver strong returns. Master suite additions typically recoup 60–75% of their cost at resale, and in Archuleta County where buyers are actively looking for larger mountain homes, that number can be higher. Garage additions are another high-ROI project — many older homes in the area were built with single-car garages or carports that don't meet today's buyer expectations. Square footage is a primary valuation metric in both La Plata and Archuleta counties, so adding livable, permitted space directly increases your assessed and market value. The key is quality construction that blends seamlessly with the existing home.

How long does a typical home addition take?

Plan for two distinct phases. Permitting and design typically takes 4–8 weeks in Archuleta and La Plata counties, depending on the scope and whether structural engineering review is required. Construction runs 3–6 months for most room additions, with master suite additions and garage additions landing on the longer end. Southwest Colorado weather is a real factor — we sequence foundation and exterior work for favorable conditions and keep interior finish work moving through winter months. A straightforward mudroom addition might wrap in 10–12 weeks of construction, while a large two-story addition with plumbing and HVAC integration needs closer to six months.

Can I add a tiny home addition to my property?

Yes, but zoning is the first hurdle. La Plata County and Archuleta County both have regulations governing Accessory Dwelling Units (ADUs), which is the formal classification for a tiny home addition on an existing property. You'll need to verify setback requirements, maximum square footage allowances, and whether your lot meets minimum size thresholds. Utility connections — water, sewer or septic capacity, and electrical service — also need evaluation before design begins. We've helped homeowners in Pagosa Springs and Durango navigate the ADU permitting process and can advise on what's feasible for your specific lot.

Do I need a new foundation for a garage addition?

In virtually all cases, yes. A garage addition requires its own foundation for structural integrity and code compliance. In Southwest Colorado, frost depth is a critical factor — footings need to extend at least 48 inches below grade to prevent frost heave, which is deeper than many homeowners expect. For a standard unheated garage, a slab-on-grade with thickened edges and proper footings is the most cost-effective approach. If you're building a conditioned garage or adding living space above, you'll need a full frost-protected foundation. We assess your soil conditions and existing foundation to determine the right approach and ensure the new structure ties in cleanly.

What is the most expensive part of a room addition?

Foundation and site work typically represent the largest single cost in a room addition — especially in Southwest Colorado where sloped lots, rocky soil, and deep frost lines add complexity that flat-terrain builds don't face. The second major cost driver is mechanical integration: extending HVAC ductwork, plumbing supply and drain lines, and electrical service into the new space. This is particularly significant for master suite additions and kitchen expansions where plumbing runs are extensive. Exterior finishes round out the top three, especially when matching aged siding, custom stonework, or complex roofline profiles on existing mountain homes.

How do you match the new addition to my old home?

Matching an addition to an existing home is part detective work, part craftsmanship. We start by sourcing matching siding profiles and roofing materials — for older Pagosa Springs and Durango homes, this sometimes means working with specialty suppliers to find discontinued profiles or aging new materials to blend with weathered originals. Architecturally, we use roofline integration techniques that make the addition look like it was always part of the original design — matching pitch angles, fascia details, and trim profiles. Where an exact match isn't possible, we use intentional design transitions like a covered breezeway or material change at a logical break point so the addition reads as a deliberate expansion rather than an afterthought.

Is a mudroom addition worth it in Pagosa Springs?

A mudroom addition is one of the highest-value functional upgrades for mountain living in Pagosa Springs. With six months of snow season, daily mud from spring runoff, and the outdoor gear that comes with Southwest Colorado life — ski boots, snowshoes, hiking packs, fishing waders — a proper mudroom protects your interior floors and keeps the chaos contained. We build mudroom additions with heated tile floors for drying wet gear, built-in boot benches, coat storage, and durable finishes that handle the abuse. Most of our Pagosa Springs clients tell us it's the room they use most. It also adds real resale appeal to mountain buyers who understand the climate.
