Sustainable Building

Sustainable Building and High-Performance Residences in La Plata County

La Plata County stretches from the San Juan peaks down to the high desert mesas south of Durango — a climate range that punishes poorly built homes. Summer sun bakes south-facing walls while winter storms dump feet of snow at elevation. Building a home here that performs year-round requires more than insulation and a good furnace. It requires integrated building science from the foundation up.

Passive House & Zero Energy Ready Standards

We implement Passive House principles and DOE Zero Energy Ready Home standards on every La Plata County project. That means superinsulated walls, airtight envelopes verified by blower door testing, and heat recovery ventilation systems that keep fresh air flowing without losing the warmth you've paid for. These aren't upgrades — they're how we build. The result is a home that uses 60-90% less heating energy than conventional construction, which matters when your La Plata County utility bills hit December.

Advanced Thermal Bridging Solutions

Thermal bridges — where framing members conduct cold through your wall assembly — are the hidden energy drain in most mountain homes. In La Plata County's varied climate, where temperatures swing 50 degrees between day and night in shoulder seasons, thermal bridging causes condensation, energy loss, and comfort problems. We use continuous exterior insulation, thermally broken fasteners, and advanced framing techniques to eliminate these weak points entirely.

Locally Sourced & Low-VOC Materials

Sustainable building in La Plata County means more than energy efficiency. We select low-VOC finishes, formaldehyde-free cabinetry, and natural materials that create healthier indoor environments — especially important in airtight high-performance homes where air quality depends on what's inside the envelope. Where possible, we source materials from Southwest Colorado suppliers, reducing transportation impact and supporting the local economy.

Smart Home Energy Integration

Every high-performance residence we build in La Plata County includes smart home technology integration for real-time energy monitoring and automated climate control. Programmable systems optimize heating, cooling, and ventilation based on occupancy and weather patterns. Combined with solar-ready electrical design, these systems give you control over energy consumption and position your home for net-zero operation when you're ready to add panels.

As a custom home builder in La Plata County with over eight years of experience in sustainable building, we've refined these techniques through dozens of projects across the region — from the valley floor in Durango to remote mountain parcels above Bayfield. Every home we deliver is tested, not just promised. Blower door results, insulation inspections, and energy modeling verify that what we built matches what we designed.

Luxury Construction

Luxury Home Construction and Site Planning Services

Building a luxury custom home in La Plata County starts long before the foundation is poured. It starts with understanding your land. The county covers over 1,700 square miles of terrain — river valleys, mesa tops, forested slopes, and high mountain meadows — and every parcel presents a unique set of conditions that shape what you can build and how.

Our La Plata County site planning services begin with a comprehensive analysis of topography, solar orientation, and wind patterns. We study where snow drifts accumulate, how stormwater drains, and which view corridors will define your living spaces for decades. This upfront work is what separates a home that fights its site from one that belongs there.

We've built strong working relationships with the La Plata County Planning Department over eight years of continuous permitting. That means we know what the reviewers expect, we submit complete packages the first time, and we avoid the resubmissions and delays that cost other builders weeks. Our design-build integration eliminates the gap between architect and contractor — one team, one vision, no finger-pointing when details need to change in the field.

Comprehensive Site Analysis

Full topographic survey, solar study, wind analysis, and soil testing — everything needed to design a home that works with your La Plata County parcel, not against it.

Streamlined County Permitting

years navigating La Plata County Planning Department requirements. Complete permit packages, zoning compliance, and wildfire mitigation plans submitted right the first time.

Integrated Design-Build

Architecture and construction under one roof — no miscommunication between separate firms, no costly change orders, and faster project delivery from concept to completion.

Steep-Slope Engineering

Specialized foundation systems, retaining walls, and drainage engineering for La Plata County's challenging hillside lots and complex mountain terrain.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Common Questions

Custom Home Building FAQ for La Plata County

Answers to the questions we hear most from homeowners planning custom builds across La Plata County, from building regulations to cost expectations.

FAQ

Frequently Asked Questions

What are the latest La Plata County building regulations for custom homes?

La Plata County has tightened requirements significantly over the past several years. All new residential construction must comply with wildfire mitigation standards — that means defensible space planning, fire-resistant exterior materials, and ember-resistant venting. Energy code compliance follows the International Energy Conservation Code (IECC), which sets minimum insulation values, window performance, and air sealing benchmarks. You'll also need zoning and land use permits from the La Plata County Planning Department before breaking ground, and properties in unincorporated areas require additional reviews for well, septic, and access. We handle all of this as part of our design-build process so nothing gets missed.

How do you provide site planning services in rural La Plata County?

Rural parcels in La Plata County come with challenges you won't find on an in-town lot. We start with a comprehensive lot walk to evaluate topography, solar orientation, prevailing winds, and view corridors. From there, we assess well and septic feasibility — critical in unincorporated La Plata County where municipal utilities don't reach. Driveway and access engineering is another big factor on rural properties, especially on steep or forested lots where county road standards and emergency vehicle access requirements apply. We coordinate soil testing, perc tests, and surveying early in the process so you know exactly what your land can support before committing to a design.

What is the cost per square foot for luxury builds in La Plata County?

Luxury custom homes in La Plata County typically range from $400 to $650 per square foot, depending on finish level, site complexity, and design features. Premium materials — imported stone, custom metalwork, specialty timber — push costs toward the higher end. The Southwest Colorado labor market also factors in, as skilled tradespeople are in high demand across the Durango and Pagosa Springs corridor. Keep in mind that cost per square foot isn't always the best metric for comparing builds — a 2,500-square-foot home with complex engineering and high-end finishes will cost more per foot than a straightforward 4,000-square-foot layout. We provide detailed line-item estimates so you can see exactly where your investment goes.

Why choose a high-performance residence over a standard build?

In La Plata County, where winter temperatures regularly dip below zero and heating costs are a real concern, a high-performance home pays for itself over time. You'll see 60-80% lower energy bills compared to a code-minimum build, which adds up fast at Colorado utility rates. Beyond energy savings, high-performance residences deliver noticeably better indoor air quality through mechanical ventilation with heat recovery — no stale air, no dust, no drafts. The construction quality also translates directly to resale value. Buyers in the Durango market increasingly look for energy ratings, and homes built to Passive House or ZERH standards consistently appraise higher than conventional construction.

How do I get a permit site plan in La Plata County?

A permit site plan in La Plata County must show your proposed building footprint, setbacks, driveway access, well and septic locations, and any drainage or grading work. The county requires plans to be drawn to scale with accurate property boundaries from a licensed survey. Submission goes through the La Plata County Planning Department, and review timelines typically run 4 to 8 weeks depending on complexity and whether variances are needed. If your property is in a fire district or floodplain, additional agency reviews apply. As part of our design-build service, we prepare and submit all site plan documents so the process moves smoothly without gaps or resubmissions.

Do you offer sustainable building options for moderate budgets?

Absolutely. Not every sustainable home needs to be a full Passive House certification. We use a phased approach — starting with the building envelope fundamentals like continuous insulation, air sealing, and high-performance windows, which deliver the biggest return for the least cost. Value engineering lets us hit energy efficiency targets without premium-priced systems where a simpler solution works just as well. We also help clients take advantage of federal energy tax credits, Colorado rebates, and utility incentive programs that can offset thousands of dollars in upgrade costs. A well-designed efficient home in La Plata County doesn't have to break the bank.

What is the difference between custom and luxury construction?

Every home we build in La Plata County is custom — designed specifically for the client and the lot. Luxury construction takes that further with premium finish levels, imported or specialty materials, more complex architectural detailing, and white-glove project management. Think hand-selected natural stone, custom millwork, integrated smart home systems, and fixtures sourced from high-end manufacturers. Luxury builds also typically involve more design iteration, larger teams, and longer timelines. The practical difference comes down to material quality, level of customization in every detail, and the concierge-level service throughout the build.

Who are the best residential general contractors in La Plata County?

When evaluating contractors in La Plata County, look for a track record of completed projects in this specific climate and terrain, not just a general contractor license. Positive Design Build operates as an integrated design-build firm, which means your architect and builder are the same team — eliminating the miscommunication and change orders that plague traditional architect-then-bid projects. We've been building custom homes across La Plata County for years, hold a 4.8-star Google rating, and specialize in high-performance construction that most general contractors simply don't offer. Ask any builder you're considering for local references you can visit in person.
