Energy Efficient Building

High-Performance Retrofitting for Mountain Residences

Most homes in Pagosa Springs, Durango, and the surrounding mountain communities were built before modern energy codes existed. They've got inadequate insulation, leaky envelopes, and HVAC systems working overtime against Colorado's brutal winters. That's not just uncomfortable — it's expensive. Our energy efficient building approach starts with understanding exactly where your home loses energy, then systematically eliminating those losses with proven retrofit techniques.

We've retrofitted homes across La Plata and Archuleta Counties for over 20 years, and the results are consistent: properly sealed and insulated mountain homes use 30–50% less energy, stay warmer in January, cooler in July, and dramatically quieter. Every retrofit starts with a comprehensive energy audit — blower-door testing and infrared thermography — so we're fixing real problems, not guessing.

Building Envelope Upgrades

We eliminate thermal bridging in older mountain homes by adding continuous exterior insulation and addressing the framing connections where heat bypasses conventional cavity insulation — the #1 energy loss culprit in Durango-area homes built before 2000.

Eco Friendly House Insulation

We install high-R value insulation including dense-pack cellulose, Rockwool mineral wool, and targeted high-density spray foam — selecting the right material for each application based on moisture management, fire resistance, and thermal performance at altitude.

Air Sealing Services

Drafts and heat loss during Pagosa Springs winters aren't just about insulation — air leakage through gaps, cracks, and penetrations can account for 40% of heat loss. We seal every rim joist, electrical penetration, and attic bypass to lock conditioned air inside.

HVAC Modernization

We replace oversized, inefficient furnaces with right-sized cold-climate air-source heat pumps that deliver 3x the heat per dollar compared to electric resistance and operate efficiently down to -15°F — perfect for Southwest Colorado's mountain climate.

Green Housing Materials

Sustainable Materials & Green Housing Upgrades

Energy efficient retrofitting isn't just about adding insulation — it's about choosing sustainable house materials that perform better, last longer, and reduce your home's environmental footprint. We source green housing materials that meet the specific demands of mountain living in Southwest Colorado.

Triple-Pane Window Retrofits

We replace old single- and double-pane windows with triple-pane units featuring thermally broken frames and low-E coatings tuned for Colorado's intense UV. The result is superior thermal performance, dramatically reduced noise from wind and wildlife, and windows that won't frost over on a -10°F Durango morning.

Smart Energy Monitoring

We integrate whole-home energy monitoring systems that track consumption by circuit in real-time. Clients in Pagosa Springs and Bayfield use these dashboards to see exactly where energy goes — and many discover their old water heater uses more electricity than every light in the house combined.

Sustainable Interior Finishes

Every retrofit includes the option for low-VOC paints, FSC-certified wood trim, recycled-content countertops, and water-efficient fixtures. These sustainable house materials improve indoor air quality — especially important in tightly sealed, energy efficient homes where ventilation is controlled and intentional.

Why Retrofit Now

Why Energy Efficient Retrofitting Pays Off in Mountain Homes

Colorado mountain homes face conditions that amplify every energy inefficiency. The upside? That means every retrofit improvement delivers outsized returns compared to homes in milder climates.

Extreme Temperature ROI

When your heating system runs 7 months a year against sub-zero nights, every R-value improvement saves more money than it would in Denver or the Front Range. Our Durango-area clients typically see 5–8 year payback periods on comprehensive retrofits — and that's before tax credits.

Federal & State Incentives

The Inflation Reduction Act provides up to $3,200 per year in tax credits for insulation, air sealing, heat pumps, and windows. Colorado state rebates stack on top. We've helped clients in Archuleta County offset 20–30% of their total retrofit cost through available programs.

Comfort & Health

A drafty mountain home isn't just expensive — it's uncomfortable. Cold spots near windows, dust infiltration, and humidity swings stress both occupants and building materials. Properly sealed and insulated homes maintain even temperatures room to room and filter incoming air for wildfire smoke protection.

Resale Value

Buyers in Southwest Colorado increasingly prioritize energy performance. A documented, Pearl-Certified energy retrofit adds 3–5% to resale value and makes your listing stand out. In a competitive Pagosa Springs market, low utility bills and a certified envelope are real selling points.

Our Process

How We Approach Every Energy Retrofit

As experienced energy efficient home builders, we follow a data-driven process — no guessing, no unnecessary work. Every dollar goes toward the improvements that deliver the biggest return.

1. Comprehensive Energy Audit

We start with blower-door testing and infrared thermography to map exactly where your home leaks air and loses heat. No generic checklists — we measure actual performance and identify the specific failures in your building envelope, ductwork, and mechanical systems.

2. Prioritized Retrofit Plan

Based on the audit data, we rank every potential improvement by cost-effectiveness. Maybe your attic insulation delivers 400% ROI but your windows only deliver 80%. You get a clear, honest breakdown so you can invest where it matters most — or tackle the full scope if budget allows.

3. Precision Installation

Our crews have installed eco friendly house insulation and performed air sealing in hundreds of mountain homes across Durango, Pagosa Springs, and Bayfield. We verify every detail — thermal imaging after insulation confirms full coverage, post-retrofit blower-door testing confirms air leakage reduction.

4. Verified Results

We don't walk away after installation. Every retrofit includes a final blower-door test and energy model comparison showing projected vs. actual savings. You get documentation suitable for Pearl Certification, tax credit applications, and real estate disclosures.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

FAQ

Energy Efficient Retrofitting Questions

How do I make my mountain home more energy efficient?

Start with the building envelope — that's where most mountain homes lose the battle. We perform a blower-door test and infrared thermography scan to pinpoint exactly where heat escapes, then address the biggest culprits first. In Pagosa Springs and Durango homes, that usually means air sealing the attic and rim joist, upgrading to R-49+ attic insulation, and replacing single-pane or aluminum-frame windows with double- or triple-pane units. These three upgrades alone typically cut heating costs by 30–50% in our Southwest Colorado projects.

Are there tax credits for energy efficient retrofitting?

Yes — the Inflation Reduction Act (IRA) provides up to $3,200 per year in tax credits for qualifying energy efficiency upgrades, including insulation, air sealing, heat pumps, and high-performance windows. Colorado offers additional rebates through the Colorado Energy Office, and many of our Durango and Pagosa Springs clients qualify for Energy Star and HERS-rated incentives through local utility programs. We walk every client through the available credits during our energy audit so you know the net cost before work begins.

What is the best insulation for Colorado winters?

For our mountain climate, we recommend continuous exterior insulation paired with cavity insulation for the best performance. Rockwool (mineral wool) is our top choice for exterior applications — it's fire-resistant, moisture-permeable, and maintains its R-value even in Durango's sub-zero temperatures, unlike spray foam which can lose effectiveness at extreme cold. For attic retrofits, dense-pack cellulose is excellent. We typically target R-49 for attics and R-25+ for walls in the Pagosa Springs and Bayfield area.

How much does an energy retrofit cost?

Costs depend on the scope of work identified in the energy audit. A targeted air-sealing and insulation upgrade for a typical 2,000-square-foot Durango home runs $8,000–$15,000. A comprehensive deep energy retrofit — envelope, windows, and HVAC modernization — typically falls between $30,000 and $75,000. The ROI timeline is usually 5–years through energy savings, and that's before factoring in federal tax credits and Colorado rebates that can offset 20–30% of the project cost.

What are green housing materials?

Green housing materials are products with lower environmental impact across their full life cycle. We specify recycled-content drywall, low-VOC paints and finishes, sustainably harvested wood (FSC-certified), recycled steel framing, and wool or cellulose insulation made from recycled content. In Southwest Colorado, we also prioritize locally sourced materials like beetle-kill pine and regional stone, which reduce transportation emissions and support the local economy.

Can I retrofit my home to be Net Zero?

Absolutely — we've guided several homeowners in La Plata and Archuleta Counties through deep energy retrofits that achieved Net Zero performance. The process starts with reducing energy demand through envelope upgrades, electrifying heating with a cold-climate heat pump, switching to a heat-pump water heater, and then adding a right-sized solar array to cover the remaining load. With Durango's 300+ sunny days, a well-insulated home often needs surprisingly little solar capacity to reach Net Zero.

How long does an energy audit take?

A comprehensive energy audit takes 3–4 hours on-site for a typical mountain home. We conduct a blower-door test to measure air leakage, infrared thermography to identify thermal bridges and insulation gaps, duct leakage testing, and a full mechanical system evaluation. You'll receive a detailed report within one week with prioritized recommendations, estimated costs, and projected energy savings — everything you need to make informed decisions about your retrofit.

Do energy efficient upgrades increase home resale value?

Yes — and the data backs it up. Studies show energy efficient homes sell for 3–5% more than comparable conventional homes, and they sell faster. In Southwest Colorado's real estate market, buyers increasingly expect efficient, well-insulated homes that handle mountain winters without sky-high utility bills. We also offer Pearl Certification for completed retrofits, which provides third-party verification of your home's efficiency upgrades and gives appraisers and buyers documented proof of the improvements.
