Specialized Mountain Home Builders in Pagosa Springs
Expert mountain home construction on sloped lots and rugged terrain throughout Pagosa Springs and Archuleta County. Engineering foundations, rooflines, and living spaces for the demands of high-altitude building in the San Juan Mountains.
High-Altitude Construction Expertise in the San Juans
Building at 7,000 feet and above in Pagosa Springs demands a different kind of mountain home builder. The San Juan Mountains impose structural loads, thermal stresses, and site conditions that standard residential contractors aren't equipped to handle. We've spent years engineering homes specifically for the terrain and climate of Archuleta County — from the wooded ridgelines above Piedra Road to the exposed benches overlooking the San Juan River valley.
Every mountain home we build in Pagosa Springs starts with structural engineering optimized for local snow load requirements. Depending on your lot's elevation and exposure, Archuleta County codes require roof systems rated for 65 to over 100 pounds per square foot — loads that demand heavy-duty engineered trusses, reinforced connections, and cold-roof assemblies designed to prevent ice dam formation. Our thermal bridging prevention strategies keep heat inside where it belongs during extreme high-altitude winters, using continuous insulation details and advanced air sealing that most builders in the area simply skip.
Living in the Wildland-Urban Interface means wildfire resistance is built into the bones of every home we construct. We specify Class A fire-rated roofing, ignition-resistant siding, tempered glazing, and ember-resistant soffit vents from the start. Combined with defensible space planning and fire-resistant landscaping, your Pagosa Springs mountain home is designed for the real risks of mountain living. For homes built on the rocky, unstable soils common across Archuleta County, we work with geotechnical engineers to design specialized foundation systems — pier-and-beam, stepped footings, or reinforced grade beams — matched to what's actually under your lot.
Snow Load Engineering
Structural roof systems engineered for Pagosa Springs' heavy snow loads — up to 100+ lbs/sq ft at higher elevations — using heavy-duty trusses and cold-roof designs that prevent ice damming.
Thermal Performance
Advanced thermal bridging prevention with continuous insulation, high-performance windows, and air sealing details engineered for extreme high-altitude winters in the San Juans.
Wildfire-Resistant Building
Class A roofing, non-combustible siding, and defensible space planning that meet Archuleta County WUI codes — protecting your mountain home from the ground up.
Mountain Foundation Systems
Geotechnically engineered foundations for the rocky, variable soils found across Pagosa Springs — pier-and-beam, stepped footings, and reinforced systems matched to your site.
Walkout Basement Designs
Creative hillside walkout basement house plans that follow the natural topography, gaining a full daylight level with ground-level access, natural light, and direct outdoor living space.
Retaining & Erosion Control
Engineered retaining wall systems and erosion control solutions that manage snowmelt runoff and stabilize steep mountain lots throughout Pagosa Springs and Archuleta County.
Mountain Access Engineering
Driveway design and grading for year-round mountain access — proper drainage, grade management, and snow removal clearances for Pagosa Springs' winter conditions.
Cost-Smart Site Plans
Modern mountain house plans designed to work with your terrain, minimizing excavation costs by stepping the home down the slope rather than carving a flat pad into the hillside.
Building on Sloped & Challenging Lots
The best mountain lots in Pagosa Springs aren't flat — they're the sloped, wooded, rocky parcels with the views everyone wants and the terrain most builders won't touch. We specialize in turning challenging sloped lot house plans into mountain homes that use the grade as an asset rather than fighting it.
Our hillside walkout basement house plans follow the natural topography, stepping each level down with the slope to gain livable square footage that a flat-pad build could never deliver. The downhill side opens to full daylight with ground-level access to decks, patios, and the mountain landscape beyond. Uphill walls tucked into the slope provide natural insulation, cutting heating costs through Pagosa's long winters. We pair these designs with engineered retaining walls and comprehensive erosion control to manage the snowmelt and stormwater runoff that steep lots in Archuleta County demand.
Getting to your mountain home matters as much as building it. We engineer driveways for year-round access with proper grade management, drainage, and snow removal clearances — because a beautiful home you can't reach in February isn't practical. Our down slope house plans and modern mountain house plans for Pagosa Springs are designed to minimize excavation costs by working with the terrain, keeping your budget focused on the home itself. What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Pagosa Springs Mountain Home Building FAQ
Answers to the questions we hear most from homeowners planning mountain builds in Pagosa Springs and Archuleta County.
Frequently Asked Questions
What are the challenges of building on sloped lots?
Building on sloped lots in Pagosa Springs presents three primary challenges. First, drainage management is critical — mountain runoff and snowmelt need engineered solutions to keep water moving away from your foundation, especially on the steep grades we see throughout Archuleta County. Second, foundation complexity increases significantly on sloped terrain, often requiring stepped footings, retaining walls, or pier-and-beam systems designed for the specific soil and rock conditions on your lot. Third, getting heavy equipment — concrete trucks, excavators, crane rigs — onto a steep mountain site requires careful access planning, especially on lots off unpaved Forest Service roads. We've been solving these challenges on Pagosa Springs lots for years and walk every site before we quote.
What is the snow load engineering requirement in Pagosa Springs?
Snow load requirements in Pagosa Springs vary by elevation and exposure, with Archuleta County building codes specifying ground snow loads ranging from 65 to over 100 pounds per square foot depending on your lot's specific location. Higher-elevation parcels near Wolf Creek Pass or upper Piedra Road see significantly heavier accumulation than properties closer to town. Every mountain home we build includes structural engineering with heavy-duty trusses, reinforced connections, and roof pitches calculated for your exact elevation. We also design cold-roof assemblies that prevent ice damming — a major concern when freeze-thaw cycles hit at 7,000+ feet.
Do you offer modern mountain house plans for steep terrain?
Absolutely. Our modern mountain house plans for Pagosa Springs are designed specifically for steep and challenging lots. We use cantilevered designs that extend living space over the slope without additional foundation work, multi-level floor plans that step down with the natural grade, and stepped foundation systems that minimize excavation costs. Each plan is custom-designed around your lot's topography — we don't adapt flat-land plans for mountain sites. The result is homes that work with the terrain, capture San Juan Mountain views from every level, and feel grounded in the landscape rather than perched on top of it.
How do you prevent pipes from freezing in high-altitude homes?
Freeze protection in Pagosa Springs homes starts during design, not after a pipe bursts. We bury water supply lines below the local frost depth — typically four to five feet in Archuleta County — and route all interior plumbing through conditioned spaces rather than exterior walls or unconditioned crawlspaces. For homes on sloped lots where crawlspaces are common, we design fully conditioned and insulated crawlspace systems that keep temperatures above freezing year-round. We also install heat trace cable on vulnerable supply lines and specify recirculating hot water systems that keep water moving through the pipes during extreme cold snaps.
What is a hillside walkout basement house plan?
A hillside walkout basement house plan takes advantage of your sloped lot by tucking one side of the lower level into the hillside while the downhill side opens at ground level with full-size doors and windows. You gain an entire additional floor of living space — guest suites, home offices, recreation rooms — with natural daylight and direct outdoor access to your backyard. For mountain terrain around Pagosa Springs, walkout basements are one of the smartest ways to maximize square footage without expanding your building footprint. The buried uphill wall also provides natural insulation, reducing heating costs through Pagosa's long winters.
How do you handle wildfire mitigation during construction?
Wildfire mitigation is built into every mountain home we construct in Pagosa Springs, starting with material selection. We use Class A fire-rated roofing, non-combustible fiber cement or metal siding, and tempered multi-pane windows that meet Wildland-Urban Interface codes required throughout much of Archuleta County. Beyond the structure, we design defensible space into the site plan — creating fuel breaks, selecting fire-resistant native landscaping, and positioning the home to minimize exposure to uphill fire spread. We also install exterior sprinkler-ready connections and ember-resistant soffit vents. Every home meets or exceeds local WUI compliance standards.
What is the best foundation for a down slope house plan?
The best foundation for a down slope house plan in Pagosa Springs depends on your lot's specific grade, soil conditions, and bedrock depth. For moderate slopes, stepped footings that follow the terrain are the most cost-effective approach — each footing section steps down with the grade, supporting conventional framing above. Steeper lots often call for a pier-and-beam system where engineered piers are drilled into bedrock and connected by grade beams, allowing the structure to span uneven terrain. For the steepest sites, reinforced concrete retaining walls create a level platform while also forming the walkout basement walls. We conduct soil testing and geotechnical analysis on every lot before recommending the right system.
Can you build year-round in Pagosa Springs?
Yes, and we do it regularly. The key is smart sequencing. Foundation and concrete work needs to wrap up before the ground freezes hard — typically by late November in Pagosa Springs. Once the structure is dried in with roof, windows, and siding, interior framing, mechanical, electrical, and finish work continue through winter regardless of outside temperatures. For remote mountain lots, we plan access logistics carefully — coordinating snowplowing, staging materials before roads become difficult, and using ground thawing techniques when early-season concrete work is needed. Year-round building keeps your project on a 12- to 16-month timeline instead of losing four months to seasonal shutdowns.
