Luxury custom home construction in Durango and La Plata County. From architectural design through move-in, we build high-performance mountain residences tailored to your vision, your lot, and the Colorado lifestyle.
Luxury Custom Home Construction in Durango
Durango attracts homeowners who want more than a house — they want a residence designed around the way they live, built with the materials and craftsmanship that mountain properties demand. As custom home builders in Durango, we specialize in bespoke residential construction from $1.5M to $10M+, working with clients who expect the details to be right the first time.
Our architectural design coordination starts with your lot in La Plata County and works outward. We align floor plans with the Animas Valley views, morning sun exposure, and prevailing wind patterns unique to your property. Every Durango custom home we build reflects the mountain aesthetic that belongs here — reclaimed timber beams, locally sourced stone, standing-seam metal roofing, and window walls that frame the San Juan peaks. These aren't catalog selections. We source premium materials from regional suppliers and craftspeople who understand mountain construction.
For out-of-state homeowners building a Durango second home or retirement residence, we provide white-glove project management — regular photo documentation, video walk-throughs, and a single point of contact who manages every subcontractor, inspection, and decision on your behalf. You see progress in real time without needing to be on site.

Continuous insulation systems, triple-pane glazing, and air barrier detailing that cut heating costs by 40–60% compared to code-minimum construction in La Plata County.
Net-Zero & Passive House Ready
Homes engineered to Passive House and Zero Energy Ready standards — combining airtight construction, heat recovery ventilation, and solar integration for Durango's 300+ sunny days.
Smart Home Integration
Pre-wired infrastructure for automated climate, lighting, security, and energy monitoring systems — planned during design so there are no retrofit surprises after move-in.
Site-Specific Engineering
Foundation systems, drainage solutions, and structural engineering tailored to Durango's varied topography — from Animas Valley bottomland to steep hillside parcels above town.
High-Performance Building in La Plata County
Durango's climate punishes poorly built homes. Winter temperatures that drop below zero, intense UV exposure at altitude, and heavy snow loads mean the building envelope is the most critical system in your house. We build custom homes in Durango with advanced thermal construction that goes well beyond code minimum.
Our high-performance approach starts with continuous insulation, airtight construction detailing, and triple-pane window systems that eliminate the cold spots and drafts common in standard mountain construction. For clients pursuing the highest efficiency, we design to Passive House and net-zero ready standards — combining heat recovery ventilation, passive solar orientation, and rooftop solar integration to dramatically reduce long-term operating costs.
Every Durango lot presents unique engineering challenges. Steep hillside parcels above town require different foundation approaches than valley floor properties along the Animas River. We work with geotechnical engineers to design site-specific structural systems that handle Durango's varied soils, slopes, and drainage patterns. What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Custom Home Building FAQ — Durango
Answers to the questions we hear most from homeowners planning custom builds in Durango and La Plata County.
Frequently Asked Questions
How much does it cost to build a custom house in Durango?
Custom home construction in Durango typically ranges from $400 to $800+ per square foot, depending on lot difficulty, finish level, and home complexity. A 3,000-square-foot luxury mountain home on a straightforward lot might land around $1.5M, while a larger estate on a steep hillside with premium finishes can push well past $3M. That range covers architectural design, La Plata County permitting, full construction, and project management. We provide detailed cost breakdowns during our feasibility phase so you know exactly where your budget is going before we break ground.
What is the Durango building permit process like?
Permitting in Durango runs through either the City of Durango or La Plata County depending on your lot location. Both jurisdictions require plan review covering structural engineering, energy code compliance, septic or sewer connectivity, and environmental impact — particularly for properties near the Animas River or in wildfire-prone zones. Typical review timelines run 4 to 8 weeks. We handle all submittals, revisions, and agency coordination as part of our design-build process, so you're not navigating the bureaucracy on your own.
How do I find a lot to build on in Durango?
Before you buy, we recommend a pre-acquisition site feasibility study. We walk the lot with you and evaluate utility access, slope grade, soil conditions, solar orientation, and access road requirements — all factors that directly impact your building budget. We've built across Durango neighborhoods from the Animas Valley to the hillsides above town and have relationships with local realtors who specialize in buildable parcels. That partnership means we can flag lots with hidden costs before you close.
What are the benefits of a custom home vs. a spec home?
A custom home is designed around how you actually live — your floor plan, your finish selections, your views, your energy goals. Spec homes are built to appeal to the broadest market, which means compromises on layout, materials, and performance. With a custom build in Durango, you get superior insulation and building envelope performance engineered for La Plata County winters, materials chosen for longevity at altitude, and a design that takes full advantage of your specific lot's orientation and views. It's the difference between moving into someone else's vision and building your own.
How long does it take to build a custom home in Durango?
From design kickoff to move-in, most custom homes in Durango take 14 to 24 months. The design and permitting phase typically runs 3 to 6 months, followed by 10 to 18 months of construction depending on size and complexity. Durango's mountain weather can affect exterior work — we sequence concrete and foundation work to avoid deep freeze months and keep interior trades moving through winter. Supply chain lead times for specialty materials like custom windows or reclaimed timber also factor into the timeline, which is why we lock in orders early.
Do you build energy-efficient homes in Durango?
Energy performance is central to how we build. Every custom home we construct in Durango uses advanced thermal envelope construction — high-performance insulation, continuous air barriers, and triple-pane glazing that dramatically reduces heating costs through La Plata County winters. We also integrate solar-ready design, geothermal heating options, and Passive House principles for clients who want the highest level of efficiency. The result is a home that stays comfortable at 6,500+ feet without excessive energy bills, and holds its value as energy codes continue to tighten.
Can you help with 3D house design?
Yes — 3D visualization is built into our design-build process. During the design phase, we create photorealistic 3D renderings and virtual walk-throughs of your home so you can see exactly how rooms connect, how natural light moves through the space, and how material selections look together before construction begins. This iterative process catches design issues early and eliminates costly change orders during the build. Clients building remotely — especially those planning Durango second homes from out of state — find this especially valuable.
Are you a licensed general contractor in Durango?
Yes. Positive Design Build is fully licensed to build in Durango and throughout La Plata County. We carry comprehensive general liability insurance, workers' compensation coverage for every crew member on site, and builder's risk insurance on every active project. Our team brings decades of combined building experience specific to Southwest Colorado — we know the local codes, the soil conditions, the snow loads, and the subcontractor network. You can verify our licensing directly with La Plata County.
