Mountain Home Construction in Archuleta County
High-altitude engineering, rugged terrain expertise, and modern mountain house plans — built by the team that knows every ridge and valley in the San Juan Mountains.
High-Altitude Engineering for Archuleta County
Building at 7,000 to 9,500 feet in Archuleta County isn't the same as building anywhere else in Colorado. The San Juan Mountains throw everything at a structure — heavy snowpack, freeze-thaw cycling, expansive soils, and wind loads that lowland engineers rarely encounter. Our mountain home construction approach starts with the ground under your feet and works up from there.
We've spent years solving the specific engineering challenges of high altitude construction in Colorado. Every foundation system we design accounts for Archuleta County's complex geology — from the volcanic substrates near Pagosa Springs to the glacial till found along the upper Piedra River. That site-specific knowledge is what separates a mountain home that lasts generations from one that develops problems in its first decade.
Specialized Foundation Systems
Custom-engineered foundations designed for Archuleta County's complex soil profiles and steep topography, including helical piers, grade beams, and stepped footings rated for mountain conditions.
Snow Load Engineering
Advanced structural analysis for 80–120+ psf ground snow loads with steel-reinforced ridge beams, engineered trusses, and optimized roof geometries for the San Juan Mountain snowbelt.
High-Performance Building Envelopes
Thermal bridging mitigation, continuous exterior insulation, and air-sealing systems that deliver R-40+ wall assemblies — critical for energy efficiency at Archuleta County elevations.
Rugged Terrain Logistics
Site-specific construction planning for remote and difficult-access building sites, including temporary road engineering, crane placement, and phased material delivery schedules.

From site feasibility through final walkthrough, our design-build team handles every detail of your Archuleta County mountain home project.
Modern Mountain House Plans & Design
Every lot in Archuleta County has a story — the way the morning light hits a south-facing slope, the angle of the Continental Divide from a ridgeline, the way drainage patterns shape what you can build and where. Our modern mountain house plans in Archuleta County are designed around your specific site, not adapted from a generic catalog.
Integrated Design-Build
Our design-build approach means your architect and builder work as one team from day one. We maximize views and natural light on sloped lots by orienting floor plans to the terrain — not fighting it. The result is homes that feel like they belong on the mountain.
Hillside & Walkout Plans
Custom floor plans featuring hillside walkout basements and multi-level outdoor living spaces. We design terraced levels that follow the natural grade, giving you ground-level access and mountain views from every floor of your home.
Wildfire-Resilient Materials
Material selection focused on wildfire resilience and low-maintenance mountain durability. We specify Class A roofing, fiber cement siding, metal fascia, and ember-resistant venting — meeting and exceeding Archuleta County's WUI requirements.
Permit Coordination
Direct coordination with Archuleta County building departments, PLPOA, and local HOAs for smooth permit approval. We know the county's requirements inside and out — from setback rules to septic regulations — so your project stays on track.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Mountain Home Construction FAQ
Answers to the questions we hear most from homeowners planning mountain home construction in Archuleta County.
Frequently Asked Questions
What are the unique challenges of building on steep slopes in Archuleta County?
Steep-slope construction in Archuleta County requires thorough soil stability analysis before any foundation work begins. Our engineers design custom retaining wall systems and drainage solutions to manage the county's expansive clay and rocky substrates. We also deploy specialized excavation equipment rated for 30%+ grade terrain — the kind of slopes you'll find along Piedra Road and throughout the upper San Juan basin.
How is snow load engineering calculated for Colorado mountain homes?
Snow load requirements in Archuleta County depend on your specific elevation and exposure. At 7,000–9,000 feet, we typically engineer for ground snow loads of 80–120 psf, exceeding minimum IRC code requirements. Our structural designs incorporate steel-reinforced ridge beams, engineered trusses, and optimized roof pitches (typically 6:12 or steeper) to promote natural snow shedding while meeting all Archuleta County building codes.
Can you build modern mountain homes in remote parts of Archuleta County?
Absolutely. We've completed builds in some of the most remote areas of Archuleta County, including properties along Snowball Road and near Chimney Rock. Our team coordinates off-grid utility systems — solar, propane, well, and septic — and manages all remote site logistics including road access improvements. Every remote build meets Wildland-Urban Interface (WUI) compliance for fire safety.
What are the best house plans for a down-slope lot?
Down-slope lots are actually some of the most desirable building sites in Archuleta County because they offer walk-out basement designs with dramatic views. We use terraced foundation levels that follow the natural grade, creating multi-level living spaces with ground-level access on each floor. Upper-level entry designs with view-optimized window walls are a signature of our modern mountain house plans.
How long does high-altitude construction typically take?
Most mountain home construction projects in Archuleta County take 12–18 months from groundbreaking to completion. Our scheduling accounts for weather-dependent construction windows — we pour foundations before the ground freezes in late October and target a 'dry-in' (roof and exterior sealed) before heavy snowfall. This approach keeps the project moving through winter with interior work continuing on schedule.
What materials are best for wildfire-prone mountain areas?
For Archuleta County mountain homes, we specify Class A fire-rated roofing (standing seam metal or concrete tile), non-combustible fiber cement siding, and ember-resistant soffit and vent systems. We also design integrated defensible space landscaping within 100 feet of the structure, meeting Colorado's WUI fire mitigation standards that apply throughout much of the county.
Do you provide site feasibility studies for mountain lots?
Yes — we recommend a site feasibility study before purchasing any mountain lot in Archuleta County. Our assessment includes detailed topography mapping, utility access evaluation (power, water, sewer or septic suitability), building envelope identification based on setbacks and easements, and a full zoning review. This upfront analysis prevents costly surprises and confirms your lot can support the home you envision.
How much does it cost to build a mountain home in Archuleta County?
Mountain home construction in Archuleta County typically ranges from $350–$550+ per square foot depending on site complexity, elevation, access, and finish level. Remote or steep-slope sites require additional site preparation that can add 10–20% to overall costs. We provide detailed, transparent estimates during our design phase so you understand exactly where every dollar goes — no hidden fees or surprise change orders.
