Project Management

General Contracting & Project Management

Building a custom home in Archuleta County involves coordinating dozens of trades, managing material deliveries across mountain roads, and keeping every phase on schedule through unpredictable weather. That's exactly what we do — and we do it well.

Single-Source Management

From the first excavator breaking ground to the final walk-through inspection, one team manages your entire build. You won't be chasing down separate contractors for updates or mediating disputes between trades. As your Archuleta County general contractors, we own every decision and every deadline — and we answer directly to you.

Budget Tracking & Schedule Transparency

We run rigorous budget tracking with regular cost reports so you always know where your project stands financially. No vague estimates or surprise invoices. Our scheduling is equally transparent — you'll see a detailed construction timeline before we break ground, and we update it weekly as work progresses. When mountain weather or supply chain issues shift a date, you hear about it immediately along with our plan to stay on course.

Mountain Mechanical Systems

Archuleta County homes need mechanical systems designed for the environment — high-efficiency heating that handles single-digit temperatures, plumbing that won't freeze in unheated crawl spaces, and ventilation that manages indoor air quality at altitude. We coordinate specialized mountain mechanical contractors who understand these systems inside and out, ensuring your home performs reliably through every season.

Sustainable Building Practices

Every custom home we build in Archuleta County incorporates sustainable practices — not as an expensive add-on, but as a fundamental part of how we build. Tight building envelopes, proper insulation, strategic window placement for passive solar gain, and responsibly sourced materials are standard. The result is a home that's cheaper to heat, healthier to live in, and built to last decades in our demanding mountain climate.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. FAQ

Custom Home Building FAQs for Archuleta County

Common questions about building a custom home in Archuleta County and the Pagosa Springs area.

What is the Archuleta County building permit guide for 2024?

Building a home in Archuleta County starts with a permit application through the county's Planning and Building Department. You'll need a complete set of construction plans stamped by a licensed engineer, a site plan showing setbacks and septic placement, and proof of a legal water supply. Impact fees vary by location — properties within Pagosa Springs town limits have different requirements than unincorporated county land. Inspections follow a set schedule from foundation through final occupancy, and all structural plans must meet Archuleta County's specific snow load specifications, which are among the highest in Colorado.

How much does it cost to build a house in Archuleta County?

Custom home construction in Archuleta County currently runs between $350 and $550 per square foot, depending on the level of finish and site complexity. Land clearing and excavation costs add up quickly on mountain lots — rocky terrain, steep grades, and remote access roads can significantly increase site preparation budgets. Material shipping is another factor unique to our area; Pagosa Springs is a solid drive from major supply hubs, so freight costs for lumber, concrete, and specialty items need to be factored in. Labor availability in Archuleta County also influences pricing — skilled tradespeople are in demand, and we maintain long-term relationships with the best crews in the region to keep your project moving.

How do you handle high snow loads in Archuleta County?

Archuleta County sees some of the heaviest snowfall in southern Colorado, and our structural designs account for that from the very first drawing. We engineer roof systems with steeper pitches — typically 8/12 or greater — to shed snow effectively and prevent dangerous accumulation. Every structural member is sized for the specific snow load rating at your building site, which varies by elevation and exposure. We also plan for snow shed zones around the home so that sliding roof snow doesn't block doors, damage decks, or bury mechanical equipment. After years of building in this area, managing snow loads is second nature to our team.

Do you build on your own lot or do you provide the land?

We are build-on-your-lot specialists. Positive Design Build focuses entirely on the construction side — we don't sell land, which means our interests are 100% aligned with building you the best home possible on the property you choose. If you already own a lot in Archuleta County, we'll conduct a thorough site feasibility assessment covering soils, access, utilities, and buildable area. If you're still shopping for land near Pagosa Springs, we offer lot evaluation services to help you understand the construction implications of different properties before you buy.

What is the difference between a custom home and a semi-custom home?

A true custom home starts from a blank sheet of paper — every wall, window, and finish is designed specifically for you and your Archuleta County lot. You control every decision from floor plan layout to the exact species of wood on your ceiling beams. A semi-custom home begins with an existing plan that you modify — adjusting room sizes, swapping materials, or changing exterior details. Semi-custom typically costs 15–20% less than full custom because the design phase is shorter. Both approaches deliver a high-quality home; the right choice depends on how specific your vision is and where your budget sits.

How long is the typical building season in Pagosa Springs?

The primary building season in Pagosa Springs runs from May through October, when we can reliably pour foundations and complete exterior work. Winter ground temperatures make foundation work impractical from roughly November through April, so we plan our schedule to have every home dried in — roof on, windows installed, exterior sealed — before the first heavy snow. Once a home is dried in, interior work continues straight through winter. Our framing, electrical, plumbing, drywall, and finish crews stay productive year-round inside the building envelope, which is why we start projects early in the season to maximize that critical warm-weather window.

Are there specific wildfire mitigation requirements in Archuleta County?

Yes, and Archuleta County takes wildfire mitigation seriously. The county requires defensible space around all new construction — typically 100 feet of managed vegetation zones surrounding the home. Building materials must meet fire-resistance standards: Class A roofing is required in most areas, and we recommend fiber cement or metal siding over wood. Enclosed eaves, tempered glass windows, and screened vents are additional measures we incorporate as standard practice. Given Pagosa Springs' location in the wildland-urban interface, we build every home with wildfire resilience in mind — not just to meet code, but to genuinely protect your investment.

Can you help with architectural designs and floor plans?

Absolutely. Positive Design Build offers full in-house design-build services, which means we handle everything from initial concept sketches through construction-ready architectural plans. If you have an existing plan you love but want to modify for your Archuleta County lot — adjusting for views, slope, or snow load requirements — we do that regularly. We also coordinate with independent architects throughout the region when clients have established design relationships. Having our builders involved from the first design meeting means your plans are always buildable, on budget, and optimized for mountain construction.
