La Plata County draws homeowners who expect something beyond ordinary construction — residences that reflect the drama of the San Juan Mountains and the refinement of a thoughtfully designed life. As high-end builders in La Plata County, Positive Design Build specializes in luxury home construction where every architectural detail, material selection, and finish is considered, coordinated, and executed to a premium standard.
Our approach starts with custom architectural integration — aligning your home's design with the specific character of your La Plata County lot. Whether you're drawn to the clean lines of Mountain Modern or the warmth of Rustic Contemporary aesthetics popular across the Durango area, we design from the land outward. Floor plans respond to your views, your sun exposure, and your terrain. We source specialized materials — reclaimed timber from Colorado barns, high-performance glass systems rated for altitude UV, locally quarried stone — from suppliers and craftspeople who understand what mountain construction demands.
For clients managing a luxury build from out of state, we provide white-glove project management that covers everything from initial site selection and lot evaluation through interior finish coordination. One dedicated project manager, consistent photo and video documentation, and complete transparency on schedule and budget. You see every decision before it's made. Mountain Modern & Rustic Contemporary
Expertise in the architectural styles that define the Durango area — blending contemporary design language with natural materials and La Plata County's rugged landscape.
Net-Zero Luxury Design
Integrating Net-Zero capabilities into high-end architectural designs — solar-ready roof systems, geothermal heating, and passive solar orientation without compromising luxury aesthetics.
Superior Thermal Envelope
Continuous insulation, airtight construction, and triple-pane glazing engineered for Southwest Colorado's temperature extremes — from sub-zero winters to intense high-altitude UV.
Smart Home Integration
Pre-wired infrastructure for automated climate, lighting, security, audio, and energy monitoring — planned during design so systems work together seamlessly from day one.
Complex Terrain Engineering
Structural engineering for steep hillside and rugged terrain builds — stepped foundations, retaining walls, and drainage systems designed for La Plata County's challenging topography.
Luxury Performance & Sustainable Craftsmanship
True luxury in La Plata County means more than premium finishes — it means a home that performs as well as it looks. Southwest Colorado's climate extremes punish buildings that cut corners on the envelope, the mechanicals, or the structural systems. We build luxury homes that handle sub-zero winters, 300+ days of intense sun, and heavy snow loads without compromise.
Our sustainable craftsmanship approach integrates Net-Zero capabilities directly into high-end architectural designs. That means solar-ready roof structures, geothermal heating options, passive solar orientation, and building envelopes tight enough to earn Passive House certification — all executed with the material quality and detailing that luxury construction demands. The result is a premium home in Colorado that costs dramatically less to operate year over year while holding its value as energy codes tighten statewide.
Advanced home automation ties everything together — climate zones, lighting scenes, security, energy monitoring, and audio all managed from a single interface. We pre-wire and plan these systems during design, not as an afterthought. For builds on challenging La Plata County terrain, our structural engineering handles complex hillside foundations, retaining systems, and water management that protect your investment for decades. See our sustainable building services in La Plata County for more on our high-performance approach.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Luxury Home Construction FAQ — La Plata County
Answers to the questions we hear most from homeowners planning luxury builds in La Plata County and throughout Southwest Colorado.
Frequently Asked Questions
What are the luxury home trends for 2024 in Colorado?
Biophilic design is leading the luxury market in Colorado — homeowners want living walls, natural stone, water features, and expansive glass that dissolves the boundary between interior space and the San Juan Mountain landscape. Indoor-outdoor living transitions are a major focus, with retractable glass walls, heated covered patios, and outdoor kitchens designed for year-round use at La Plata County elevations. We're also seeing strong demand for integrated home wellness systems — dedicated spa rooms, air purification, circadian lighting — and sustainable luxury materials like reclaimed timber, low-carbon concrete, and responsibly sourced stone.
What is the cost of luxury home construction in La Plata County?
Luxury home construction in La Plata County typically starts around $600 per square foot and ranges upward of $1,000+ depending on finish level and site complexity. A 4,000-square-foot high-end custom home on a manageable lot might come in around $2.5M to $3.5M, while larger estates on challenging terrain with top-tier finishes can exceed $5M. These figures include architectural design, La Plata County permitting, premium material sourcing, and full construction management. Site difficulty — steep grades, remote access, complex soils — directly impacts foundation and infrastructure costs. We provide detailed tier-based pricing during our initial consultation so you understand exactly how material and finish selections affect your total investment.
How long does a high-end custom build typically take?
Most luxury custom homes in La Plata County take 18 to 30 months from design kickoff to completion. The design and permitting phase runs 4 to 8 months depending on architectural complexity and La Plata County review timelines. Construction typically takes 12 to 20 months, with larger estates and complex sites pushing toward the longer end. Southwest Colorado's weather requires strategic scheduling — we pour foundations and complete exterior enclosure before winter sets in, then run interior trades through the cold months. Lead times for specialty materials like custom European windows, imported stone, and bespoke cabinetry also factor into the schedule, which is why we lock in orders during the design phase.
Do you offer interior design coordination within your luxury builds?
Yes — interior design coordination is integrated into our luxury design-build process. Rather than hiring a separate interior designer who works independently from the construction team, our approach keeps design and build decisions aligned from day one. We manage finish selection across every surface — flooring, countertops, tile, millwork, hardware, lighting fixtures — ensuring material choices work together aesthetically and are constructible on schedule. For clients with specific design visions, we coordinate directly with specialist designers, artisan fabricators, and custom furniture makers to execute their vision without the miscommunication that plagues split design-build projects.
What makes a home 'high-performance' in the Durango area?
At 6,500+ feet in the Durango area, a high-performance home needs to handle extreme temperature swings, intense UV exposure, heavy snow loads, and low humidity. That starts with an advanced thermal envelope — continuous exterior insulation, air-sealed construction, and triple-pane glazing that eliminates cold spots and dramatically reduces heating costs through La Plata County winters. We build to Energy Star and Passive House principles, incorporating heat recovery ventilation, passive solar orientation, and mechanical systems right-sized for the actual heating load rather than oversized code-minimum equipment. The result is a luxury home that maintains stable comfort year-round without excessive energy bills.
Can you build luxury homes on steep mountain slopes?
Absolutely — some of our most impressive luxury homes in La Plata County sit on steep hillside parcels that other builders passed on. Complex terrain requires specialized structural engineering: stepped foundations, engineered retaining walls, helical piers for unstable soils, and drainage systems that manage water flow across the slope. We work with geotechnical engineers to analyze soil bearing capacity and slope stability before design begins. Erosion control during and after construction is critical in mountain environments, and we implement permanent stabilization measures that protect both the home and the surrounding landscape. Hillside sites often reward the engineering investment with the most dramatic views in La Plata County.
What luxury features are most popular in Southwest Colorado?
The most requested luxury features in our Southwest Colorado builds are outdoor kitchens with full cooking setups designed for high-altitude use, heated driveway and walkway snow-melt systems that eliminate shoveling, and floor-to-ceiling glass walls that capture San Juan Mountain panoramas from primary living spaces. We're also building a lot of dedicated wine rooms, home theaters with acoustic engineering, spa-grade master bathrooms with steam showers and soaking tubs, and multi-car garages with finished workshop space. Heated outdoor living areas — covered decks with radiant heat, fire features, and weatherproof audio — extend the usable season well into La Plata County's cold months.
How do I choose between a general contractor and a luxury design-build firm?
With a general contractor, you typically hire an architect separately, get construction bids, and then manage the relationship between designer and builder yourself. That split creates gaps — the architect may design details the contractor can't build on budget, and change orders pile up when design intent doesn't match field conditions. A luxury design-build firm like Positive Design Build provides a single point of accountability: one team owns the architectural design, engineering, material sourcing, and construction from start to finish. Design decisions are informed by real construction costs and buildability, your budget stays aligned throughout, and there's no finger-pointing when issues arise. For high-end projects in La Plata County, that continuity is the difference between a smooth build and a stressful one.
