Design Build Firm in Southwest Colorado: Custom Luxury Homes
From first sketch to final walkthrough — Positive Design Build is your single-source partner for custom mountain homes in Pagosa Springs, Durango, and across Southwest Colorado.
The Integrated Design-Build Process in Pagosa Springs
Most custom home projects in Southwest Colorado start with separate architects, engineers, and builders — each working in isolation. That's where budgets balloon and timelines slip. Our design-build firm eliminates that fragmentation.
Single-Source Accountability
From the first architectural concept to the day you receive your keys, one team manages your entire project. No finger-pointing between architect and contractor. No communication gaps. When you build with Positive Design Build in Archuleta County, every decision flows through a unified team that's accountable for the outcome.
Advanced 3D House Design
Before we break ground on your mountain lot, you'll walk through your home virtually. Our 3D house design modeling lets you see how your custom home integrates with the terrain — how morning light fills the great room, how the roofline frames the San Juan peaks, and how every room connects. Changes happen on screen, not on the job site.
Streamlined Project Management
Change orders are the hidden cost of traditional construction. Our integrated process catches conflicts between design intent and build reality during the planning phase — not after framing is complete. Clients in Pagosa Springs and Durango consistently see fewer delays and fewer surprises when design and construction work as one team.
Pre-Construction Feasibility
Every mountain property in Southwest Colorado is unique. Before design begins, we conduct thorough site planning — soil testing, topographical surveys, utility assessment, and access evaluation. This feasibility study means you know what your project will actually cost before you commit. No guesswork, no budget surprises down the road.
Luxury Mountain Home Construction Specialists
For over eight years, we've engineered and built custom homes across Pagosa Springs, Durango, Bayfield, and the surrounding mountain communities. Every project is designed for the specific demands of high-altitude living in Southwest Colorado.

Built for the Mountains, Designed for You
Southwest Colorado isn't a place for ordinary construction. At 7,000+ feet, your home faces snow loads that would crush standard framing, temperature swings of 60 degrees in a single day, and UV exposure that degrades inferior materials in years, not decades.
Our expertise in post and beam construction means your home features the heavy timber framing that defines authentic mountain architecture — exposed Douglas fir beams, open floor plans without load-bearing walls, and the structural integrity to handle whatever the San Juan Mountains throw at it. We source reclaimed wood and premium materials that age beautifully in this climate.
From custom interior finishes to high-performance glass systems that frame your views without hemorrhaging heat, every detail is coordinated by our design-build team. That's the advantage of working with a true custom home builder — not just a contractor following someone else's plans.
High-Altitude Engineering
Structural systems designed for heavy snow loads, extreme winds, and the specific soil conditions found across Durango and Pagosa Springs properties.
Post & Beam Expertise
Heavy timber framing creates the dramatic, open living spaces that mountain homeowners want — cathedral ceilings, expansive window walls, and authentic character.
Premium Material Sourcing
Reclaimed wood, natural stone, and high-performance glass systems selected specifically for longevity and beauty at altitude.

ICF Construction
Insulated Concrete Forms create walls with R-values exceeding R-25, dramatically reducing heating costs through Pagosa Springs winters while providing superior structural strength.
Passive Solar Design
Southwest Colorado averages 300+ days of sunshine. Our orientation strategies capture free winter heat through strategic glazing while preventing summer overheating.
High-Performance Envelopes
Continuous insulation, advanced air sealing, and thermal bridge elimination keep your energy bills low and your home comfortable year-round at altitude.
Eco-Friendly Materials
Low-VOC finishes, sustainably sourced timber, recycled content insulation, and responsible site development that respects the natural landscape.
Building Sustainable, High-Performance Residences
A luxury mountain home should perform as beautifully as it looks. Our sustainable architecture approach means your home works with the Southwest Colorado climate instead of fighting it.
We integrate proven building science — ICF walls, passive solar orientation, and high-performance envelopes — so your home stays warm through January at 7,000 feet without burning through propane. These aren't experimental techniques. They're the same strategies we've refined across eight years of building in Archuleta and La Plata counties.
The result is a home that's better for the environment, costs less to operate, and provides superior comfort. Learn more about our high-performance building philosophy.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Design-Build FAQ for Southwest Colorado
Answers to the questions we hear most from homeowners planning custom builds in Pagosa Springs, Durango, and the surrounding mountain communities.
Frequently Asked Questions
What is the design-build process for custom homes?
Design-build brings your architect and builder together under one contract from day one. At Positive Design Build, our integrated team handles everything from initial concept sketches through final construction in Pagosa Springs and Durango. This single-source approach means your budget is locked in early, design changes are managed in real time, and your project typically completes faster than the traditional architect-then-contractor route. Most of our Southwest Colorado clients save months on their timeline.
How much does it cost to build a house in Southwest Colorado?
Custom home construction in Southwest Colorado typically ranges depending on site complexity, materials, and finish level. Mountain lots in Archuleta County and La Plata County can add costs due to slope work, extended utility runs, and access road requirements. High-end finishes like timber framing, stone exteriors, and premium window systems push toward the upper range. Our design-build model helps control costs by aligning design decisions with your budget before construction begins, avoiding the expensive surprises that come from separate architect and builder contracts.
Why is site planning critical for mountain properties?
Mountain lots around Pagosa Springs and Durango present unique challenges that flat-land builders never face. Proper site planning accounts for grade management to prevent erosion, snow load and removal logistics for driveways and rooflines, and solar orientation to maximize passive heating during cold winters. We also evaluate septic placement, well water access, and utility routing early in the process. Getting site planning wrong on a steep Archuleta County lot can add significant unexpected costs to your build.
Do you offer 3D house design services?
Yes, every Positive Design Build project includes full 3D modeling as part of our design-build process. We use BIM (Building Information Modeling) technology to create detailed virtual walkthroughs of your home before breaking ground. This lets you see exactly how your mountain home will sit on your lot, how natural light moves through the spaces, and how structural elements like post and beam framing will look. Our clients in Durango and Pagosa Springs use these models to refine layouts and finishes with confidence.
What are the benefits of post and beam construction?
Post and beam construction creates the open, expansive floor plans that define mountain living in Southwest Colorado. Heavy timber framing eliminates the need for load-bearing interior walls, allowing for dramatic great rooms with cathedral ceilings and large window walls framing views of the San Juan Mountains. The exposed timber adds authentic architectural character that fits the Pagosa Springs and Durango aesthetic. Structurally, post and beam frames handle heavy snow loads exceptionally well and offer long-term durability.
How do you handle building permits in Archuleta County?
We manage the full permitting process for every project in Archuleta County and La Plata County. Our team knows the local building codes, environmental regulations, and HOA requirements specific to each community. We coordinate architectural plans, engineering certifications, septic permits, and fire mitigation documentation so you have a single point of contact. Having built throughout Southwest Colorado for over eight years, we know what the county reviewers expect and can keep your project moving without permit-related delays.
Is design-build better than hiring an architect and contractor separately?
For custom mountain homes, design-build consistently outperforms the traditional split approach. When architect and builder work separately, design intent often conflicts with construction reality, leading to change orders, finger-pointing, and budget overruns. Our design-build model at Positive Design Build keeps everyone on the same team from concept through completion. You get unified budget control, streamlined communication, and a single contract to manage. Most of our Pagosa Springs and Durango clients tell us the reduced stress alone made the choice worthwhile.
What is included in a pre-construction feasibility study?
Our feasibility studies cover everything you need to make an informed decision before committing to a build. This includes soil and geotechnical testing, topographical mapping of your lot, utility availability assessment (water, sewer or septic, electric, gas), and a detailed budget forecast based on your design goals. For mountain properties in Southwest Colorado, we also evaluate access road requirements, snow management, and wildfire mitigation needs. The study gives you a clear picture of total project costs before design work begins.
